§ 1 — Sponsor Overview

A multi-cycle
track record.

Cohen Global Inc. is a New York City–based real estate development and investment firm operated as a family office by principals Yona Cohen and Shalom (Shlomi) Cohen, with their son Daniel Cohen serving as President. Over more than twenty-five years of continuous operation, the Cohens have built and repositioned residential properties across Brooklyn, the Bronx, and Queens, executing on a principal-owned basis using family equity alongside institutional bank financing.

The firm’s track record encompasses 54 verified completed addresses across three New York City boroughs, representing more than 233,500 square feet of documented above-grade gross floor area and approximately 216 residential units, documented through NYC MapPLUTO public records. The portfolio spans new construction, ground-up condominium development, multifamily renovation, and adaptive reuse of pre-war walk-up buildings.

Day-to-day construction oversight has historically been led by Shalom (Shlomi) Cohen, a co-founder of the firm and long-time hands-on construction operator. NYC Department of Buildings records identify Shlomi Cohen and affiliated entities (including Dean/Utica LLC) as owner of record on original new-building permits for multiple completed Brooklyn projects. Daniel Cohen has served as President of Cohen Global Inc. since March 2023 and is responsible for lender and counterparty relations, loan administration, and transaction execution.

§ 2 — Principals Three signatures

Who we are.

Yona Cohen

Co-Founder · Managing Member

Yona Cohen is a co-founder and managing principal of Cohen Global Inc. (also operating as Cohen Global Equities), with more than twenty-five years of real estate development experience across New York City. Yona has been a primary sponsor and equity principal behind the firm’s entire completed portfolio, encompassing more than 54 verified addresses across Brooklyn, the Bronx, and Queens.

Her responsibilities span property acquisition, equity capitalization, lender relationships, and final approval of project execution strategy. The firm’s history of sponsor-equity development reflects Yona’s capital philosophy and direct financial accountability across every deal in the portfolio. Yona has historically served as a personal guarantor on the firm’s banking relationships and maintains long-standing community and lender relationships across the neighborhoods in which the firm has developed.

Shalom (Shlomi) Cohen

Co-Founder · Managing Member

Shalom Cohen is the co-founder and operational managing member of Cohen Global Inc., with more than twenty-five years of hands-on experience in New York City residential construction and development. NYC DOB records identify Shlomi Cohen and affiliated entities (including Dean/Utica LLC) as the owner of record on original new-building permits for multiple Dean Street and Utica Avenue projects, confirming direct principal involvement at the permit-filing and construction-management level.

Shlomi has overseen construction across the full range of the firm’s portfolio — ground-up walk-ups, condominium developments, pre-war renovations, and adaptive reuse conversions. His hands-on construction background is a core underwriting strength of the firm.

Daniel Cohen

President · Cohen Global Inc.

Daniel Cohen joined Cohen Global Inc. as President in March 2023, bringing institutional capital markets and real estate investment experience to the firm’s third generation of leadership. Prior to joining the family office, Daniel co-founded Breco Advisors (April 2021 – September 2022), a New York City investment-sales brokerage focused on multifamily, mixed-use, and development-site transactions, contributing to approximately $80 million of transaction volume before exiting through a partner buyout. He subsequently served as Managing Director of Investor Relations at GAC Equities LLC (September 2022 – March 2023), where he prepared investment communications, financial analyses, and diligence memoranda for real estate and corporate investment opportunities.

At Cohen Global Inc., Daniel has underwritten and executed approximately $45 million of acquisition and refinancing activity (2023 – present), led the firm’s energy and infrastructure initiative — securing development rights on 1,800+ Northern Florida acres in partnership with a Nasdaq-listed counterparty and structuring approximately $155 million of related project debt — and built out the firm’s transaction-execution, underwriting, and lender-coordination infrastructure.

His skill set includes multifamily financial modeling, IRR and equity-multiple analysis, cash-flow modeling, SOW takeoffs, blueprint and MEP plan review, debt sizing and structuring, and lender communication. Daniel is fluent in English and Hebrew.

§ 3 — Capital Structure Family equity · Bank debt

How we capitalize.

For the entirety of their twenty-five-year operating history, Yona and Shalom Cohen have capitalized the firm’s projects through sponsor and family equity alongside institutional bank financing. This owner-operator capital model has produced a consistent discipline around cost, schedule, and downside exposure on each project.

Long-standing relationships with NYC community and commercial lenders have supported the firm through every market cycle since 2000. Cohen Global maintains in-house scope-of-work management, blueprint review, and MEP plan review capability across all active projects. Waterfall structure and developer-fee economics are addressed in deal-level materials on a project-by-project basis.

§ 4 — Execution Strengths Six pillars

Why our work holds up
across cycles.

i.

Long-Cycle
Market Knowledge

Twenty-five years of continuous NYC residential development gives the team first-hand perspective across multiple market cycles, regulatory environments, and neighborhood transformations. The firm’s early work in Bed-Stuy, Crown Heights, and Bushwick reflects a long-standing presence in corridors that have since seen sustained residential demand.

Documented since: 2003 (earliest PLUTO record)

Markets active: 8+ NYC neighborhoods
ii.

Principal Equity
at Risk

Having operated with family equity alongside bank debt, the principals have underwritten each project with direct downside exposure. This produces a conservative underwriting posture, rigorous cost discipline, and an alignment of interests between the firm and its lending partners.

Capital model: 100% family-office equity

Personal guarantees: Provided historically on banking relationships
iii.

Block-Level
Execution

The Dean Street and Utica Avenue clusters — fifteen addresses across a concentrated geographic corridor — demonstrate the firm’s ability to execute high-volume, coordinated, block-level development programs: acquiring, permitting, and building multiple adjacent properties simultaneously, which compresses per-unit cost and maximizes site-control efficiency.

Flagship cluster: 1748 – 1762 Dean St, 8 buildings, 24 units, 40,470 SF

Cluster total: 15 addresses, single corridor
iv.

Construction Oversight
& SOW Management

Cohen Global maintains in-house construction-oversight and scope-of-work management capability. Line-itemed construction budgets are produced and maintained by the firm for each active project. Daniel Cohen’s responsibilities include SOW takeoffs, blueprint and MEP plan review, and structural plan analysis, providing in-house capability for meaningful construction oversight alongside principal on-site direction from Shalom Cohen.

In-house capability: SOW · MEP · structural

On-site direction: Shalom Cohen, principal
v.

Capital Markets
& Lender Coordination

Daniel Cohen’s professional background includes institutional real estate capital markets and investment-sales activity, supporting direct lender communication, term-sheet review, and construction-draw administration on the firm’s active transactions. This complements the family’s operating track record with dedicated lender-relationship capacity.

Background: Breco Advisors · GAC Equities

Coverage: Term-sheet review · debt sizing · construction draws
vi.

NYC Regulatory
Navigation

A multi-decade track record of filing NYC DOB permits, completing inspections, obtaining certificates of occupancy, and managing contractor relationships across Brooklyn, the Bronx, and Queens reflects documented regulatory competency. This experience is a meaningful risk-reduction factor for DOB approvals and condominium offering-plan processes required on new developments.
